Hybrids  are not the solution. Appraisers are not perfect, we disagree with each other, and don’t always come to the same conclusions, but appraisers are needed to keep the country out of the next financial crisis.  The banks and lenders have all the power, and the appraisal industry is going downhill fast. Appraisers need to be able to do their job, and that involves seeing the property. If someone unlicensed with little training provides a substantial part of the data that lessons the Accuracy of the result.
